y <br /> r F <br /> 1 <br /> Storage <br /> Development Title Section 9-1022.4(4)(2) states that unless otherwise specified All <br /> storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred <br /> (100) feet of a dedicated street or residential zone shall not be stacked higher than two <br /> (2) feet above the adjacent screen. <br /> Lighting .t <br /> The site plan dues not currently show any parking area lighting. In accordance with <br /> Development Title Section 9-1015.5[g], if the parking area is to be used at night, parking <br /> lot and security'lighting shall be installed: Any lighting shall be designed to confine direct <br /> rays to the premises. No spillover beyond the property lines shall be permitted except <br /> onto public thoroughfares, provided, however, that such light shall not.cause a hazard to <br /> motorists. <br /> Landscaping <br /> The site plan indicates a planter along a portion of the project site. Pursuant to <br /> Development Title Section 9-1020.8(a) a minimum ten (10)foot wide landscaped strip <br /> respecting the ultimate right-of-way width of State Route 99 E. Frontage road is required <br /> across the frontage of the project site. The applicant will be required to showthe <br /> landscape strip,'on the Commercial Building Permit site plan. All areas not used for <br /> buildings, parking, driveways, walkways, approved outdoor storage areas, or other <br /> permanent fatuities shall be landscaped. Areas of the property which are not part of the <br /> project shall bEObarricaded from traffic and kept mowed and dust free. <br /> it <br /> A five foot planting strip is required in the parking lot along the south property line. <br /> (Development title Section 9-1020.5[e]) <br /> Siclns i <br /> Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the,`Site Plan. All portions of any sign shall be set back a minimum of five (5) <br /> feet from any fLii'ure right-of-way line, including any corner cut-off(snipe). (Development <br /> Title Section 9-1710.2[g]) <br /> q I <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses.from other agencies, and providing any outstanding issues have been <br /> resolved, will approve the project subject to the following conditions: <br /> f <br /> Site Approval Application No. PA-100135 was approved by the Community <br /> Development Department on. The effective date of approval is. This approval will <br /> expire one, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2)all necessary building permits <br /> have been secipred and remain in force, and (3)all necessary permits from other <br /> agencies have�'been secured and remain in force. <br /> { -3 - <br />
