j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99 East Frontage Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Six (6) trees <br /> shall be planted, evenly spaced throughout the parking lot. <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) The storm water retention pond shall be located on the east side of the property to provide a <br /> minimum fifty (50) foot wide buffer between the project and the adjacent residential use as <br /> shown on the approved Site Plan. If this buffer is not provided, the applicant shall construct a <br /> solid masonry wall six (6) to eight (8) feet in height along the eastern—, property line of APN <br /> 179-172-35. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> m. UNIFORM BUILDING CODE: The Building Division has reviewed the site plan and project <br /> description and has noted the following issues that must be addressed: <br /> (1) Proposed occupancy: Group S, Division 3 <br /> (2) Existing occupancy: Group S, Division 3 <br /> (3) Exterior walls less than twenty (20) feet from the property line shall be of one-hour fire-resistive <br /> construction. Openings will not be permitted less than five (5) feet and protected less than ten <br /> (10)feet. <br /> (4) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance(C.C.R.,Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow away' sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> C. The slope of the parking space shall not exceed %inch per foot(C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> Conditions of Approval -3 - PA-0300052 <br />
