• Use Type: Truck Sales & Services-Repair (1 parking space/1,000 sq. ft. building <br /> space) <br /> o Twelve (12) parking spaces will be required <br /> • Use Type: Eating Establishment-Convenience (5 parking spaces/1,000 sq. ft. <br /> building space & 0.67 spaces/employee) <br /> o Three (3) parking spaces will be required <br /> • Use Type: Automotive Sales & Services-Repair-Light (2 parking spaces/ 1,000 <br /> sq. ft. of building space & 0.67 spaces/employee & 1/stored vehicle) <br /> o Eleven (11) parking spaces will be required <br /> • Use Type: Wholesale & Distribution-Light (0.5 parking spaces/1,000 sq. ft. of <br /> building space & 0.5 spaces/employee) <br /> o Four(4) parking spaces will be required <br /> The total number of parking spaces required is thirty (30). Fifteen (15) spaces will be <br /> required for Phase I and fifteen (15) spaces will be required for Phase II. The parking <br /> spaces will need to include two (2) handicap accessible spaces, one (1) of which shall <br /> be van accessible. <br /> Surfacing <br /> Development Title Section 1015.5(e) states that all permanent parking lots (which <br /> include parking spaces, driveways, and maneuvering areas) in all zoning districts shall <br /> be surfaced and permanently maintained with asphalt concrete or Portland cement <br /> concrete to provide a durable dust free surface. <br /> Landscaping <br /> Development Title Section 9-1020.8 states that all areas not used for buildings, parking, <br /> driveways, walkways, approved outdoor storage areas, or other permanent facilities <br /> shall be landscaped. At a minimum a ten (10) foot wide planting strip is required along <br /> State Route 99 East Frontage Road. The strip shall be continuous except where <br /> crossed by driveways and walkways. Parking areas with more than twenty (20) parking <br /> stalls shall provide a minimum of five percent (5%) of landscaping with in the perimeter <br /> of the parking area, not including landscaping along the street frontage. One tree shall <br /> be planted for each five (5) parking stalls, or portion thereof, and shall be evenly spaced <br /> throughout the parking lot. (Development Title Section 9-1020.5) <br /> Screening <br /> Development Title Section 9-1022.4(e) states that if an industrial project abuts a <br /> residential zone, an area shown on the General Plan for residential use, or an existing <br /> residential use, a solid masonry wall between six (6) to eight (8) feet maximum in height <br /> shall be erected along the abutting property line. The project site is adjacent to an <br /> existing mobile home park with a General Plan designation and zone of Residential-Low <br /> Density (R/L & R-L, respectively). The applicant states that all activities will be <br /> conducted within the buildings (with the exception of the permanently parked catering <br /> truck). The retention pond as shown on the Site Plan provides a 51-foot buffer between <br /> the adjacent residential property and any activities on the project parcel.
