CONDITIONS OF APPROVAL ' <br /> UP-68- 15 <br /> Yellow Freight System, Inc . <br /> All conditions shall be fulfilled prior to the issuance of <br /> building permits, unless otherwise specified. <br /> 1 . Planning Division: <br /> a. The parking lot , including all driveways and maneuvering <br /> areas , shall be paved with asphaltic concrete . The <br /> thickness of paving and the type and thickness of the base <br /> shall be per the recommendations of an engineer and shall <br /> be specified on the Improvement Plan. Areas that are used <br /> for the storage of tractors and trailers and which a <br /> e not <br /> routinely driven over may be chip sealed over an aggregate <br /> base . These areas shall be specified on the Improvement <br /> Plan. Note No . 3 on the site plan shall be modified to <br /> reflect the above information on the Improvement Plan. <br /> b. Light standards shall be limited to 25 feet in height and <br /> shall be consistent with the roof-mounted lights shown on <br /> the site plan. Lights shall be hooded and oriented to <br /> avoid glare onto adjoining properties or roads . Light <br /> standards over 25 feet in height may be considered if spe- <br /> cific features regarding design of the fixtures ensure <br /> that there will be no glare onto adjoining properties' <br /> Details shall be submitted to the Planning Division for <br /> review and approval if the standards are over 25 feet . <br /> c . If a free-standing sign is proposed, the location shall be <br /> indicated on the Improvement Plan. It shall be located <br /> out of any proposed road right-of-way and shall not hinder <br /> sight clearance for trucks pulling in or out of the facility. <br /> d. The two mobile units are-approved for- a period not-to <br /> exceed three years. The three-year period for these <br /> units will commence on the effec+tive date--of the <br /> Mobilehome Installation Permit . Theseunits <br /> will b Further , if <br /> removed at the end of the three-year per <br /> iod.the property is sold prior to the end of either three-year <br /> period, the mobile units shall be removed before the close <br /> of escrow. <br /> e . A merger shall be executed. The applicant shall submit a <br /> single property description for Assessor Parcels <br /> 179-200-30 and 31 . <br /> f . A landscaping key shall be included on the Improvement <br /> Plan. Species shown on the site plan are acceptable ; <br /> however , a key is required to show size , type , and <br /> spacing. As shown on the site plan, trees shall be <br /> planted 25 feet on center and shall be a minimum 15-gallon <br /> e o1 _ 1 _ (UP-88-15 ) <br />
