An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . An acceleration/ <br /> deceleration lane shall be provided at the entrance . <br /> b . An 11-foot-wide roadway dedication is required on State <br /> Route 99 East Frontage Road along the frontage of APN <br /> 179-200-30 and 31 . <br /> c . The frontage improvements for State Route 99 East Frontage <br /> Road shall be constructed in conformance with the stan- <br /> dards for one-half of a 60-foot right-of-way street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works, in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Improvement <br /> Plan and issuance of a Building Permit . <br /> d. An Encroachment Permit shall be required for work within <br /> the road right-of-way. <br /> e . A 50-foot right-of-way dedication to the San Joaquin <br /> County Flood Control and Water Conservation District is <br /> required along the north property line of APN 179-200-31 <br /> along Little Johns Creek. Security fencing shall be <br /> constructed along- the nevi right-of-way line at Little John <br /> Creek, and it shall be approved by the San Joaquin County <br /> Flood Control District . <br /> 3 . San Joaquin Local Health District : <br /> a. Show on the Improvement Plan the actual location of the <br /> existing sewage system. <br /> b . State on the site plan that if the company does not relo- <br /> cate within two years , the existing sewage system will be <br /> upgraded to 2400 gallons of septic tank and 500 feet of <br /> leach line . <br /> �- <br /> c . Since the number of employees exceeds 24 for at least 60 <br /> days per year , a yearly permit to operate a public water <br /> system is required by the Health District under the provi- <br /> sions of Title 22 , CAC . This requirement shall be met <br /> immediately. <br />
