CONDITIONS OF APPROVAL <br /> PA-02-364 <br /> Stockton Baptist Church <br /> Use Permit Application No. PA-02-364 was approved by the San Joaquin County Planning <br /> Commission on December 18, 2003. The effective date of approval is December 28, 2003. This <br /> approval will expire on June 28, 2005,which is 18 months from the effective date of approval, unless <br /> (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the phased expansion of an existing church and school as <br /> shown on the Plan dated October 23, 2003 (Use Types: Religious Assembly-Community & <br /> Educational Services-General). The maximum number of seats for the religious assembly portion of <br /> the project shall not exceed 299. The maximum number of students for the educational services <br /> portion of the project shall not exceed 150. The project includes the use of the existing and the <br /> phased construction of the following buildings: <br /> (1) Existing: <br /> A. One 9,004 square foot building for the church and school. <br /> B. One 1,320 square foot modular classroom. <br /> (2) Phase I: <br /> A. Construction of one 1,320 square foot modular classroom. <br /> B. Construction of one 2,160 square foot modular classroom. <br /> (3) Phase II (all building permits to be issued within two(2)years from the date of approval): <br /> A. One 2,160 square foot modular classroom. <br /> B. One 5,184 square foot sanctuary building. <br /> Conditions of Approval - 1 - PA-02-364 <br />
