c. SETBACKS: The following setback requirements shall apply: <br /> (1) All new buildings shall be setback a minimum of thirty (30) feet from all front, rear and street side <br /> property lines. <br /> (2) All new buildings shall be setback a minimum of ten (10) feet from all side property lines <br /> (Development Title Section 9-610.2). <br /> d BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> e. LOSS OF AGRICULTURAL LAND: The following mitigation measures shall be required: <br /> (1) The applicant shall pay a mitigation fee in the amount of$400.00 to a reclamation district located <br /> within San Joaquin County prior to issuance of a building permit. <br /> (2) The applicant shall maintain Hacienda Lane (until it is constructed and County maintained) to <br /> provide adequate access to surrounding agricultural properties. This shall include weed <br /> maintenance and providing adequate surfacing to comply with Uniform Fire code requirements. <br /> f. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces driveways and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable dust free surface Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5[el) <br /> (2) A total of 108 parking spaces shall be provided for Phase I including five (5) accessible <br /> spaces one of which shall be van accessible Accessible spaces shall be located as close <br /> as possible to the primary entrance (CCR Title 24) (Development Title Section 9-1015.3). <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces <br /> (Development Title Section 9-1015.7) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> h. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide (Development Title Section 9-1015.5[h]). <br /> Conditions of Approval -2 - PA-02-364 <br />
