Rick Griffin -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-08-108 (UP) <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. All equipment and finished floor on all habitable space shall be elevated a minimum of.2 feet above the <br /> highest immediate adjacent grade. <br /> 4. Drainage from the site shall be retained on-site by a retention basin and meet the requirements of San <br /> Joaquin County Development Standards. Retention ponds shall be fenced with six (6) foot high chain link <br /> fence or equal when the maximum design depth is 18 inches or more. Required retention basin capacity <br /> shall be calculated by a registered civil engineer, licensed contractor or an architect prior to release of <br /> Building Permit. (Development Title Section 9-1135.9) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is $ 223.44 per daily trip-end generated in the <br /> Stockton area. The fee shall be automatically adjusted July I of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record.) (Resolutions R-00-433) <br /> 6, The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $1,390.00 per 1,000 gross square <br /> foot of building designated as Service Commercial. The fee is based on the current schedule. (Resolution <br /> R-06-38) <br /> 7. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable prior to issuance of the building permit. (The fee currently is $680.00 per 1,000 gross square <br /> foot of building designated as Service Commercial. The fee shall be automatically increased on January 1 <br /> of each year through the year 2015 at the rate of 4.55 percent. A credit may be allowed if it can be verified <br /> that the existing development on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327,R-94-185 and R-97-5) <br /> 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 9. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 10. The proposed project is classified as a Priority Project in the County Phase I National Pollutant discharge <br /> Elimination Permit and must comply with the county Water Quality Control Criteria Plan by filtering, <br /> treating or infiltrating the 85"'percentile storm. <br />
