h. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) A complete review at building permit submittal will require compliance with applicable codes <br /> and ordinances. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Trueman Phillips, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. Driveways shall be located outside the limits of restricted access. The driveway approach shall <br /> be improved in accordance with the requirements of San Joaquin County Standard R-17 prior to <br /> issuance of the occupancy permit. (Development Title Section 9-1145.5) <br /> c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$179.00 per 1,000 gross <br /> square feet of building designated as Office in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolution 00-433) <br /> d. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee <br /> is due and payable prior to issuance of the building permit. The fee currently is$530.00 per <br /> 1,000 gross square feet of building designated as Office. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. <br /> (Development Title Section 9-818.4 and Resolution R-97-5) <br /> e. The frontage improvements for the State Route 99 East Frontage Road shall be constructed in <br /> conformance with the standards for one-half of a 60-foot-wide right-of-way residential collector <br /> street. The construction of the frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to the estimated <br /> construction costs prior to approval of the Improvement Plan. A$410.00 fee currently is required <br /> for processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed and <br /> an estimate for the required frontage improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to Public Works for approval. As an option, Public <br /> Works will prepare the drawing and estimate for an additional fee of$175.00. The fee due will be <br /> based on the current fee schedule. (Development Title Section 9-1150.2) <br /> f. A retention pond/terminal drainage system shall be provided to meet the requirements of the <br /> County. (Development Title Section 9-1135.2) <br /> g. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> h. It shall be the responsibility of the Waterloo-Morada Fire District to relocate any interim <br /> improvements, including, but not limited to, driveways and leach fields as needed to comply with <br /> the future Morada Lane/State Route 99 Frontage Road interchange improvements. <br /> i. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects.
