h. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance(DevelopmentTitle Section 9-1505.2) <br /> i. END OF USE: When the zoning of the property changes from AU-20 to R-L or other residential <br /> zoning, the agricultural truck parking use shall be removed from the property. A notice of restriction <br /> shall be recorded prior to approval of the improvement plan. <br /> j. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. Section 105.2.1) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementswill be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The existing shop will be classified as an H-4 occupancy if repair other than tune-up and <br /> exchange of parts or welding is conducted within. Fire sprinklers shall be installed if the floor <br /> area exceeds 3000 square feet. Please indicate size. <br /> (2) A one-hour fire separation shall be installed between the apartment and the shop. The stairway <br /> shall exit directly to the exterior. <br /> 2.
