g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way width of Newton <br /> Road and State Route 99 West Frontage Road, shall be installed across the frontage of the <br /> project site. <br /> (2) All areas not used for buildings,parking, driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020.) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Fourteen(14) <br /> trees shall be planted and evenly spaced throughout the parking lot. One tree is required for <br /> every five(5) parking spaces. (Development Title Section 9-1020.5) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash shall be enclosed by a screen six (6) to eight (S) feet in height. Items <br /> stored within one hundred (100) feet of a dedicated street or residential zone shall not be <br /> stacked higher than two (2) feet above the adjacent screen. (Development Title Section 9- <br /> 1022.4[e][2][A]) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles. <br /> (Development Title Section 9-1015.5[h]) <br /> k. SIGNS: Signs shall comply with the following: <br /> (1) All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way <br /> line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> (2) All signs shall conform to the sign standards for Industrial Zones. (Development Title Section 9- <br /> 1710.4[f]) <br /> I. The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the Community <br /> Development Department for a building permit: <br /> Conditions of Approval - 2 - SA-99-44 <br />
