CONDITIONS OF APPROVAL <br /> PA-02-124 <br /> Craven <br /> Site Approval Application No. PA-02-124 was approved by the San Joaquin County Community <br /> Development Department on May 29, 2002. The effective date of approval is June 8, 2002. This <br /> approval will expire on December 8, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Rick Griffin, (209]468-3154) <br /> a APPROVED USE: This approval is for the expansion and remodel of a residential home in a light <br /> industrial zone as shown on the Site Plan dated April 1, 2002. <br /> b. BUILDING PERMIT: Submit an "APPLICATION-RESIDENTIAL BUILDING PERMIT'. The Site Plan <br /> required as a part of the building permit must show all property lines, streets, easements, driveways <br /> and parking; existing and proposed development, water wells, sewers, and septic tanks; and the <br /> 100-year flood elevation (refer to the "SITE PLAN CHECKLIST" for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> c. SETBACKS: The proposed residential remodel shall not decrease the side or rear setbacks; the <br /> front setback shall be sixty-two(62) feet. <br /> d. BUILDING DIVISION: Submit plans and specifications that conform with the provisions of the <br /> Uniform Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical <br /> Code, and the State Housing Code <br /> 2.
