f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (DevelopmentTitle Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) The parking areas shall be landscaped as specified in Section 9-1020.5 of the Development <br /> Title. The parking areas shall be provided with a minimum of five percent(5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Two trees shall be planted and evenly spaced throughout the parking lot (Development Title <br /> Section 9-1020.5(d]). <br /> (2) All areas not used for buildings, parking, driveways, parkways, walkways, approved outdoor <br /> storage areas,or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six (6) to seven (7) feet in height. (Development Title <br /> Section 1022.41d](2]) <br /> (2) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of <br /> ten (10) feet from the property line unless there are at least sixteen (16) feet from the property <br /> line and the edge of the traveled roadway, in which case the setback requirement is waived. For <br /> distances less than sixteen(16)feet, a proportionate reduction may be granted upon review and <br /> approval by the Director of the Community Development Department. <br /> i. FIRE PREVENTION BUREAU: The following Uniform Fire Code requirements will be applicable <br /> and shall be incorporated in the construction plans before submittal to the Community Development <br /> Department for a building permit. (Contact person: Steve Dalton, Fire Marshall,(209)468-2229) <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1231 of the <br /> National Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire district's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard'10-1, of <br /> Volume 2. <br /> 2.
