f. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (DevelopmentTitle Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided, however,that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) The parking areas shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking areas shall be provided with a minimum of five percent(5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Two trees shall be planted and evenly spaced throughout the parking lot (Development Title Section 9-1020.5(d]). (2) All areas not used for buildings, parking, driveways, parkways, walkways, approved outdoor storage areas,or other permanent facilities shall be landscaped. (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. h. SCREENING: Screening shall be provided and comply with the following: (1) All storage areas for trash shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. (Development Title Section 1022.41d](2]) (2) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of ten (10) feet from the property line unless there are at least sixteen (16) feet from the property line and the edge of the traveled roadway, in which case the setback requirement is waived. For distances less than sixteen(16)feet, a proportionate reduction may be granted upon review and approval by the Director of the Community Development Department. i. FIRE PREVENTION BUREAU: The following Uniform Fire Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit. (Contact person: Steve Dalton, Fire Marshall,(209)468-2229) (1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1231 of the National Fire Code. (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (3) Key Boxes: A Knox box shall be installed according to the local fire district's instructions.
