PA-0800268 OF STEVEN BAKER <br /> (C/O DILLON & MURPHY)(APN: 005-080-10,ADDRESS, 28001 N NICHOLS <br /> ROAD, GALT) <br /> This project is a Site Approval application for an off-site wine cellar to include the conversion of an <br /> existing 550 square foot pool house into a wine tasting room and storage area with up to 24 marketing <br /> events a year. (Use Type: Wineries and Wine Cellars- Off-Site Wine Cellar) <br /> The zoning is AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G <br /> (General Agriculture). The project is located on the west side of Nichols Road, 1,000 feet north of Bill <br /> Road, south of Galt. <br /> The Community Development Department has reviewed this application and has the following comments: <br /> Vineyard <br /> The submitted site plan indicates a proposed vineyard. Development Title Section 9-110.4 defines Wine <br /> Cellar-Off-Site as: "A type of bonded wine premises that is located on a parcel or parcels of land under <br /> the same ownership with a vineyard and where wine made from the grapes of the vineyard(s) is stored." <br /> Therefore, the proposed project will meet this requirement when the vineyard is planted. <br /> The required on-site vineyard associated with the off-site wine cellar must be a minimum of one acre of <br /> grapes. Prior to initiation of the use or any subsequent marketing events, the required vineyard must be <br /> established and a winery permit must be obtained through Alcoholic Beverage Control (ABC). <br /> Marketing Plan <br /> The submitted marketing plan states under ll. B. 9. (Marketing Events) that wine may be marketed at some <br /> of the events. Development Title Section 9-1075.1 states that "wine cellar marketing events are accessory <br /> and are subordinate to the primary agricultural use. A strong nexus must exist between the marketing event <br /> and the production or storage of wine. The focus of marketing events should be wine."A new marketing plan <br /> must be submitted demonstrating that the focus of each marketing event will be the bottled wine stored at <br /> the off-site wine cellar. The off-site wine cellar must have bottled wine produced prior to having any <br /> marketing events. <br /> I <br />
