1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Patrick Crosby [209] <br /> 468-8597) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING <br /> PERMIT". The Site Plan required as a part of the grading building permit <br /> must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is <br /> required for the Site Plan review. <br /> b. APPROVED USE: This approval is for agricultural truck parking of two <br /> trucks and four trailers as shown on the Revised Site Plan dated March 28, <br /> 2008. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business <br /> License prior to the initiation of the use. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. SCREENING: Screening shall be provided and comply with the following: <br /> All storage materials and related activities, including storage areas for <br /> trash, shall be screened so as not to be visible from adjacent <br /> properties and public rights-of-way. Screening shall be six (6) to <br /> seven (7) feet in height. Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[d][2]) <br /> e. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the <br /> Development Title and be included on the Site Plan. All portions of any sign <br /> shall be set back a minimum of five (5) feet from any future right-of-way line, <br /> including any corner cut-off (snipe). (Development Title Section 9-1710.4[h]) <br /> f. OWNER-OPERATOR RESIDENCE: The property shall contain the <br /> residence of the owner-operator of the trucks. (Development Title Section <br /> 9-605.6[f][3]) <br /> g. EMPLOYEES: No employees, other than members of the owner-operator's <br /> immediate family, are allowed in the agricultural truck parking operation. <br /> (Development Title Section 9-605.6[f][41) <br /> h. MAINTENANCE BUILDING: Only one accessory structure is allowed for <br /> maintenance and repair of the permitted trucks and trailers. (Development <br /> Title Section 9-605.6[f][51) <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall <br /> be shown on the Site Plan: <br /> The design of the driveway shall be such as to allow trucks to enter <br /> and exit property without entering into the opposing lane of traffic. <br /> 2 <br />
