Section 9-1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS:The following California Building Code(CBC)and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The <br /> following conditions shall be addressed priorto submittal of a building permit application to the <br /> Building Inspection Division: <br /> (1) A building permit for each separate structure or building is required. Submit plans, <br /> specifications and supporting calculations, prepared by-a Registered Design Professional <br /> (a licensed architect or registered engineer) for each structure or building, showing <br /> compliance with the 2013 California Building, Mechanical, Plumbing, Electrical, Energy <br /> and Fire Codes as may be applicable: Plans for the different-buildings or structuresmay <br /> be combined into a single set of construction documents. <br /> The Registered Design Professional will also be able to help you make decisions about <br /> construction options related to fire sprinklers,allowable areas,firewalls and any necessary <br /> upgrades based on the configuration of the building and your specific needs. <br /> (2) The required plans must be complete at the time of submittal for a building permit. Plans <br /> must address building design and construction, fire and life safety requirements, <br /> accessibility and show compliance with the current California codes and San Joaquin <br /> County ordinances. A complete set of plans must include fire sprinkler plans, truss <br /> calculations, energy calculations, plumbing, electrical and mechanical drawings as well <br /> as structural calculations. <br /> (3) The existing Residence and Patio Cover proposed for use as a Fellowship Hall will be a <br /> change in occupancy from Qccupancy-Group R to Occupancy Group A-3. A change in <br /> occupancy will require a code analysis report and necessary plans prepared by an <br /> architect or engineer in accordance with Section 3408 of the CBC. The report and-plans <br /> shall identify existing conditions, propose alterations necessary to bring the building in <br /> compliance with the current code and include the following: <br /> (i) Description of proposed use <br /> (ii) Existing and proposed occupancy Groups <br /> (iii) Type of construction <br /> (iv) Sprinklers(Yes or No <br /> (v) Number of-stories <br /> (vi) Building height <br /> (vi)Allowable floor area <br /> (viii)Proposed floor area <br /> (ix) Occupant load based on the CBC <br /> (4) Modifications to existing buildings are required to include upgrades related to disability <br /> access pursuant to Section 1134B of the CBC. Plans showing these upgrades must be <br /> prepared by a registered engineer or licensed architect and shall be submitted for review <br /> and approval prior to issuance of a building permit. <br /> (5) Accessible routes shall be provided per CBC Section 11 B-206. At least one accessible <br /> route shall be provided within the site from accessible parking spaces and accessible <br /> passenger loading zones; public streets and sidewalks;and public transportation stops to <br /> the accessible building or facility entrance they serve.
