(4) Where a concrete curb around a planter in a parking lot functions as a wheel stop, the required length of a parking space abutting such curb may be reduced by a maximum of two (2) feet, provided that the planter is at least five(5)feet wide. (Development Title Section 9-1015.5[b][2]) (5) Parking spaces for persons with disability shall be provided as required by Chapters 11A and 11 B of the California Building Code. f. LOADING: Three(3) loading spaces shall be provided.Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces a long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty(20)feet wide. (Development Title Section 9-1045.5[h][1]) (2) Driveways between adjacent properties should be shared whenever possible. Additionally, driveways into parcels on opposite sides of the same street should be aligned. Locate driveways and signage to allow for individual identity of sites and buildings. (Air Metro Park Addendum, page 7-6) (3) A pedestrian waikway, a minimum of 5-feet wide shall be provided between the streetfront sidewalk corridor and the primary building entry. LIGHTING: Lighting shall be provided and comply with the following; (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) (3) Streets shall be illuminated with maximum 30-foot high fixtures of a consistent character and quality. Street light fixtures shall be placed near the street curb in order to provide pedestrians with a sense of security and comfort,as well-as a physical barrier from cars.(Air Metro Park Addendum, page 5-2) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) This project will be required to comply with the Model Water Efficient Landscape Ordinance Requirement per California Code of Regulations,Title 23, Division 2, Chapter 2.7. (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7[a]) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (4) A concrete border edging meeting the County's Public Work standards shall be constructed along the boundary of all street paving areas. (Air Metro Park Addendum, page 5-2) (5) A continuous 7-foot wide planting strip shall be installed adjacent to the street curb, consisting of a combination of informal tree groupings,groundcover or grass, and street lighting fixtures. Planter strips shall extend along all street frontages adjacent to a leasehold lot. (Air Metro Park Addendum, page 5-2)
