(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty (20) <br />feet long. (Development Title Section 9-1015.5[b][1]) <br />(4) Where a concrete curb around a planter in a parking lot functions as a wheel stop, the required <br />length of a parking space abutting such curb may be reduced by a maximum of two (2) feet, <br />provided that the planter is at least five (5) feet wide. (Development Title Section 9-1015.5[b][2]) <br />(5) Parking spaces for persons with disability shall be provided as required by Chapters 11 A and 11 B <br />of the California Building Code. <br />f. LOADING: Three (3) loading spaces shall be provided. Each space shall be a minimum of 25 feet in <br />length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br />and maneuvering areas may be used in lieu of one of the loading spaces a long as maneuvering areas <br />for delivery vehicles are provided. (Development Title Section 9-1015.6) <br />g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br />Plan: <br />(1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br />sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br />department access be less than twenty (20) feet wide. (Development Title Section 9-1015.5[h][1 ]) <br />(2) Driveways between adjacent properties should be shared whenever possible. Additionally, <br />driveways into parcels on opposite sides of the same street should be aligned. Locate driveways <br />and signage to allow for individual identity of sites and buildings. (Air Metro Park Addendum, page <br />7-6) <br />(3) A pedestrian walkway, a minimum of 5 -feet wide shall be provided between the streetfront <br />sidewalk corridor and the primary building entry. (Air Metro Park Addendum, page 7-4) <br />h. LIGHTING: Lighting shall be provided and comply with the following; <br />(1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br />(Development Title Section 9-1015.5[g]) <br />(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br />property lines shall be permitted except onto public thoroughfares, provided, however, that such <br />light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br />(3) Streets shall be illuminated with maximum 304 <br />00t high fixtures of a consistent character and <br />quality. Street light fixtures shall be placed near the street curb in order to provide pedestrians with <br />a sense of security and comfort, as well as a physical barrier from cars. (Air Metro Park Addendum, <br />page 5-2) <br />i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />(1) This project will be required to comply with the Model Water Eff <br />icient Landscape Ordinance <br />Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br />(2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br />or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7[a]) <br />(3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br />mowed and dust free. <br />PA -1800232 —Conditions of Approval 2 <br />
