(4) A concrete border edging meeting the County's Public Work standards shall be constructed along the boundary of all street paving areas. (Air Metro Park Addendum, page 5-2) (5) A continuous 7 -foot wide planting strip shall be installed adjacent to the street curb, consisting of a combination of informal tree groupings, groundcover or grass, and street lighting fixtures. Planter strips shall extend along all street frontages adjacent to a leasehold lot. (Air Metro Park Addendum, page 5-2) (6) All street frontage sites shall provide for a continuous 5 -foot wide sidewalk to be installed 7 feet from face -of -curb and adjacent to the streetfront planter strip. No trees shall be planted in the required sidewalk corridor. (Air Metro Park Addendum, page 5-2) (7) Beginning at a point 12 -feet from face -of -curb and along the sidewalk, a continuous 15 -foot wide planting area shall extend along street frontages and adjacent to the sidewalk, excluding driveway areas. (Air Metro Park Addendum, page 5-2) (8) All street frontage sites shall install tree groupings within the required landscape setback area. Trees within each grouping shall be spaced no more than thirty (3) feet apart and located on both sides of the streetfront sidewalk corridor. (Air Metro Park Addendum, page 5-3) (9) A minimum 5 -foot of landscaping shall be installed between building facades and on-site parking lots. (Air Metro Park Addendum, page 7-5) j. SCREENING: Screening shall be provided and comply with the following: (1) Planting areas adjacent to on-site parking lots shall be used to screen the parking lot from the street and from adjacent properties by using the following criteria (Air Metro Park Addendum, page 5-2): a. A minimum 4 -foot wide screen hedge shall be established when a parking lot is located at the front of a building and facing the street. b. Where two parcels meet at a shared lot line, and where one parking lot is adjacent to another, a 4-6 foot tall screen hedge shall be planted within the required minimum 5 -foot wide landscape setback. (2) Where parking is absent along sideyards where two leaseholder parcels meet, screen planting consisting of trees and shrubs shall be planted within the minimum 5 -foot wide landscape setback. (Air Metro Park Addendum, page 7-5) (3) All outdoor service/storage areas shall be visually screened by both landscaping and a built enclosure of either fencing or walls. No outside storage is allowed unless visually screened from adjacent streets, entry drives, and primary building entries. They shall be located on the least visible portion of the site. No storage areas may be extended into a setback area. (Air Metro Park Addendum, page 7-6) (4) Loading dock areas shall be recessed and screened from view by walls, planting areas or utilizing a combination of both. A final option would be to locate them at the back of the building so as to minimize visibility from adjacent properties or streets. (Air Metro Park Addendum, page 7-6) k. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San Joaquin County Ordinance requirements will be applicable to the proposed project.
