(4) A concrete border edging meeting the County's Public Work standards shall be constructed along <br />the boundary of all street paving areas. (Air Metro Park Addendum, page 5-2) <br />(5) A continuous 7 -foot wide planting strip shall be installed adjacent to the street curb, consisting of <br />a combination of informal tree groupings, groundcover or grass, and street lighting fixtures. Planter <br />strips shall extend along all street frontages adjacent to a leasehold lot. (Air Metro Park Addendum, <br />page 5-2) <br />(6) All street frontage sites shall provide for a continuous 5 -foot wide sidewalk to be installed 7 feet <br />from face -of -curb and adjacent to the streetfront planter strip. No trees shall be planted in the <br />required sidewalk corridor. (Air Metro Park Addendum, page 5-2) <br />(7) Beginning at a point 12 -feet from face -of -curb and along the sidewalk, a continuous 15 -foot wide <br />planting area shall extend along street frontages and adjacent to the sidewalk, excluding driveway <br />areas. (Air Metro Park Addendum, page 5-2) <br />(8) All street frontage sites shall install tree groupings within the required landscape setback area. <br />Trees within each grouping shall be spaced no more than thirty (3) feet apart and located on both <br />sides of the streetfront sidewalk corridor. (Air Metro Park Addendum, page 5-3) <br />(9) A minimum 5 -foot of landscaping shall be installed between building facades and on-site parking <br />lots. (Air Metro Park Addendum, page 7-5) <br />j. SCREENING: Screening shall be provided and comply with the following: <br />(1) Planting areas adjacent to on-site parking lots shall be used to screen the parking lot from the <br />street and from adjacent properties by using the following criteria (Air Metro Park Addendum, page <br />5-2): <br />a. A minimum 4 -foot wide screen hedge shall be established when a parking lot is located at the <br />front of a building and facing the street. <br />b. Where two parcels meet at a shared lot line, and where one parking lot is adjacent to another, <br />a 4-6 foot tall screen hedge shall be planted within the required minimum 5 -foot wide <br />landscape setback. <br />(2) Where parking is absent along sideyards where two leaseholder parcels meet, screen planting <br />consisting of trees and shrubs shall be planted within the minimum 5 -foot wide landscape setback. <br />(Air Metro Park Addendum, page 7-5) <br />(3) All outdoor service/storage areas shall be visually screened by both landscaping and a built <br />enclosure of either fencing or walls. No outside storage is allowed unless visually screened from <br />adjacent streets, entry drives, and primary building entries. They shall be located on the least <br />visible portion of the site. No storage areas may be extended into a setback area. (Air Metro Park <br />Addendum, page 7-6) <br />(4) Loading dock areas shall be recessed and screened from view by walls, planting areas or utilizing <br />a combination of both. A final option would be to locate them at the back of the building so as to <br />minimize visibility from adjacent properties or streets. (Air Metro Park Addendum, page 7-6) <br />k. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San Joaquin <br />County Ordinance requirements will be applicable to the proposed project. The following conditions <br />shall be addressed prior to submittal of a building permit application to the Building Inspection Division: <br />(1) A building permit for each separate structure or building is required.
