CONDITIONS OF APPROVAL <br /> PA-1000268 <br /> I.W.STARKS <br /> Site Approval Application No. PA-1000268 was approved by the San Joaquin County Community <br /> Development Department on July 15, 2011. The effective date of approval is July 15, 2011. This <br /> approval will expire on January 23, 2013, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits.. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg,468-3160) <br /> a. APPROVAL: This approval is for a Dwelling Cluster for(4)four homes to be built in (2) two phases <br /> over(5)five years as shown on the site plan dated May 27, 2011. <br /> (1) Phase One is to permit(3)three homes and building permits shall be issued within (18)eighteen <br /> months from date of approval <br /> (2) Phase Two is to permit(1)one additional home for a total of(4)four homes and building permits <br /> shall be issued within (5)five years from date of approval, <br /> b. BUILDING PERMIT: Submit an "APPLICATION-BUILDING PERMIT". The Site Plan required as a <br /> part of the building permit must be prepared by a registered civil engineer or licensed architect. This <br /> Plan must show drainage, driveway access details including gates, on-site parking, landscaping, <br /> signs, existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK LIST"for <br /> details). A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> c. DEVELOPMENT REQUIREMENTS: The following development requirements shall apply to any <br /> Dwelling Cluster Application approved under the provisions of this Chapter: <br /> Yard Requirements. The dwelling units, or the structures containing dwelling units, shall comply <br /> with all yard requirements for main structures prescribed by the regulating zone AU-20 (Urban <br /> Agriculture Reserve, 20-acre minimum) <br /> (See attachment: Table 9-610.2). <br /> a <br /> Height Limits. The maximum height of structures shall conform to the requirements of the <br /> regulating zone AU-20 (Urban Agriculture Reserve, 20-acre minimum) (See attachment: Table <br /> 9-610.2). <br /> (1) Architectural Requirements. The dwelling units or structures shall comply with the following <br /> architectural design requirements: <br /> A.
