SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Kevin Phillips of Michael <br /> David Winery to conduct a Soil Suitability Study and Nitrate Loading Study for the <br /> existing Phillips Farms facility located at 14647 North Ray Road, Lodi, California (Plate <br /> 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the San Joaquin County Community Development Department, the <br /> proposed project involves "a Use Permit application to expand the existing large winery <br /> in four phases over fifteen years and to add 25 marketing events per year with a <br /> maximum attendance of 150 people per marketing event... Phase 1 includes the <br /> construction of a 7,000 square foot office building and the conversion of an existing <br /> 10,000 square foot agricultural building into a winery production building. Phase 2 <br /> includes the construction of a 24,000 square foot barrel warehouse building, a 600 <br /> square foot crush pad, wine tank farm expansion, and a 900 square foot restroom <br /> building. Phase 3 includes the construction of a 24,000 square foot barrel warehouse <br /> building, a 24,000 square foot case goods storage building and wine tank farm <br /> expansion. Phase 4 includes the construction of a 24,000 square foot barrel warehouse <br /> building." The conversion of the agricultural building into the winery production building <br /> has already been completed. <br /> A site plan depicting a proposed new restroom building is in included as Plate 2. <br /> Site Description_ <br /> The Assessor's Parcel Numbers (APNs) for the Site are 055-160-29, -41, -50, and -51. <br /> The Site is 57.22 acres in size.
