The Site currently contains the updated winery building, an old winery building, a <br /> cafe/tasting room, an office, a maintenance shop, and a house (Plate 3). Four portable <br /> structures currently serve as additional offices. A landscaped area with a manmade <br /> pond is located near the cafe/tasting room. Two domestic water wells (one of which is <br /> considered a public water system) and three septic systems serve the various <br /> structures on the Site. An irrigation well serves the needs of the winery and agricultural <br /> land. The remainder of the parcel is vineyard and crop land. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 15 to 18 feet above mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> Existing and_Proposed-Septic Tank Usage <br /> Existing Septic System <br /> According to the site plan by Mike Smith Engineering, three septic systems currently <br /> exist on the Site, the first to serve the cafe/tasting room and updated winery building, <br /> the second to serve the office building, and the third to serve the house. The <br /> wastewater generated at the four portable buildings is currently being pumped and <br /> transposed offsite for disposal, according to Kevin Phillips. <br /> Proposed Septic System <br /> Three new septic systems are proposed as part of the winery expansion. The first <br /> system will be located at a new restroom building west of the pond and landscaped <br /> area; this system will serve visitors to periodic marketing events (Plate 2). The second <br /> system will be located approximately 200 feet south of the existing wine tanks and will / <br /> serve the new office to be constructed in that area. The third system will provide a <br /> permanent septic system for the four portable buildings on the Site, it will be located <br /> southeast of those buildings. <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were <br /> searched for the Site addresses. Two permits were identified: <br /> • March 1979 permit for new septic system at fruit stand.
