CONDITIONS OF APPROVAL <br /> PA-0700554 <br /> Lind <br /> Minor Subdivision Application No. PA-0700554 was approved by the San Joaquin County <br /> Community Development Department on July 1, 2008. The effective date of approval is July 11, <br /> 2008. This tentative map approval will expire on July 11, 2011, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef 468-8477) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the revised tentative map dated <br /> June 6, 2008. <br /> b. LOT LINE ADJUSTMENT: Title shall be transferred for PA-0700331 prior to the approval of the <br /> Final Map. <br /> c. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 (Homesite Parcel) shall have a minimum lot width of 150 feet. (Development Title <br /> Section 9-610.4) <br /> (2) Parcel 1 shall not contain less than two (2) acres or more than five (5) acres in size. <br /> (Development Title Section 9-610.3) <br /> e. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite shall not be transferred until July 11, 2018, or upon the death of an owner <br /> owning at least fifty (50) percent interest in the homesite parcel. <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for <br /> homesite purposes, except for financing only, by Section 9-610.3 of the San Joaquin <br /> County Development Title. <br /> Conditions of Approval - 1 - PA-0700554 <br />
