Access <br /> The access driveway off of S. Reeve Road shall have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> case shall driveways designated as fire department access be less than twenty (20) feet <br /> wide. (Development Title Section 9-1015.5[h][1]). The access driveway shown on the <br /> site plan appears to be 30 feet wide and the two-way access aisles appear to be twenty- <br /> five (25) feet wide. <br /> Parkinq <br /> Development Title Section 9-1070.5(h) parking surfacing requirements for large <br /> agriculture stores shall be asphalt concrete or Portland cement concrete. <br /> A minimum of eight (8) parking spaces (3.3 per 1000 square feet of building) shall be <br /> provided, including one (1) van accessible space. Accessible spaces shall be located as <br /> close as possible to the primary entrance. (C.C.R., Title 24) (Development Title Section <br /> 9-1015.3). The applicant has indicated a total of 14 parking spaces on the site plan <br /> including one van accessible space. <br /> Loading <br /> One (1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site <br /> driveways and maneuvering areas may be used in lieu of one of the loading spaces as long <br /> as maneuvering areas for delivery vehicles are provided. (Development Title Section 9- <br /> 1015.6) <br /> Landscaping <br /> A ten (10) foot wide landscapec strip shall be installed between parking areas and <br /> adjacent public streets. (Development Title Section 9-1020.5 [c]) The site plan appears <br /> to show a 10 foot landscape strip between the parking area and S. Reeve Road. <br /> Lighting <br /> If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5 [g]) The applicant has indicated the store <br /> will be open daily from 9:00 a.m. to 7:p.m; therefore, security lighting will be required. <br /> The site plan appears to indicate night security lighting. <br /> Signs <br /> A total of six (6)freestanding anc attached signs are allowed. (Development Title Section <br /> 9-1710.4 [i]) All portions of any sign shall be set back a minimum of five (5)feet from any <br /> future right-of-way line, including any corner cut-off(snipe).
