k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5)feet from any future right-of-way line, including any comer cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> n. CALIFORNIA BUILDING CODE: The following California Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> (1) The proposed use will change the occupancy from U-3 occupancy to B <br /> occupancy (UBC Section 3405). The structure shall be brought into compliance <br /> with all current code provisions including structural, plumbing, mechanical, <br /> electrical, energy and disabled access requirements. A licensed architect or <br /> registered engineer shall prepare all documents <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24) Uniform Plumbing Code, Table 4-1. <br /> (3) Provide identification signs for parking space(s) including the "tow away" sign at <br /> each entrance or visible from each space. (C. C. R., Title 24). <br /> (4) The slope of the parking space shall not exceed '/4 inch per foot (C. C. R., Title <br /> 24). <br />
