PA-0500470 OF SAMAD A. AZIZ (APN: <br /> 209-180-02) (ADDRESS: 21301 S. REEVE ROAD, TRACY) <br /> The applicant has submitted the above referenced Use Permit pre-application to convert <br /> an existing 2,400 square foot agricultural storage building into a large agricultural store. <br /> (Use Type: Produce Sales, Agricultural Store, Large). The 44.78-acre site has a <br /> General Plan designation of A/G (General Agriculture) and is zoned AG-40 (General <br /> Agriculture, 40 acre minimum). <br /> The project site is located on the northwest corner of S. Reeve Road and Byron Road, <br /> Tracy. <br /> The Community Development Department has reviewed the proposed Use Permit pre- <br /> application and has the following comments: <br /> Retail Sales <br /> A maximum of five hundred (500) square feet of the structure's total floor area may be <br /> used for limited retail sales. (Development Title Section 9-1070.5[a]) The applicant has <br /> not indicated on the site plan how many square feet of floor area will be used for limited <br /> retail sales. The application indicates sales of agriculture related merchandise. <br /> The sale of agricultural products, sundries, prepackaged food, bottled or canned <br /> beverages, and freshly prepared food and beverages is allowed only in conjunction with <br /> the sale of produce, and/or shell eggs. The sale of cut flowers shall be permitted only <br /> within the retail sales area. (Development Title Section 9-1070.5[c]). <br /> Access <br /> The access driveway off of S. Reeve Road shall have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> 1 <br />
