Show on site plan. <br /> Parking <br /> Development Title Section 9-1070.5(h) parking surfacing requirements for large <br /> agriculture stores shall be asphalt concrete or Portland cement concrete. <br /> A minimum of eight (8) parking spaces (3.3 per 1000 square feet of building) shall be <br /> provided, including one (1) van accessible space. Accessible spaces shall be located as <br /> close as possible to the primary entrance. (C.C.R., Title 24) (Development Title Section <br /> 9-1015.3). The applicant has indicated a total of 20 parking spaces on the application <br /> and shows 9 on the site plan. <br /> Landscaping <br /> A ten (10) foot wide landscaped strip shall be installed between parking areas and <br /> adjacent public streets. (Development Title Section 9-1020.5 [c]) <br /> Lighting <br /> If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5 [g]) The applicant has not indicated what <br /> hours the store will be open. <br /> Kit Fox <br /> The Natural Diversity Database lists records for the San Joaquin Kit Fox (Vulpes <br /> Macrotis Mutica) as a rare, endangered, or threatened species in the project vicinity. <br /> Upon permit application, this project will be reviewed by the San Joaquin County Council <br /> of Governments to determine if participation in San Joaquin County Multi-Species <br /> Habitat Conservation and Open Space Plan (SJMSCP) is appropriate. If the Council of <br /> Governments determines that this project may result in a loss of habitat, then the <br /> applicant will be required to participate in the SJMSCP or a similar mechanism that <br /> provides the same level of mitigation. <br /> Signs <br /> The applicant has two choices of signs in the Agricultural Zone. One (1)freestanding sign <br /> and one attached sign are allowed (Development Title Section 9-1710.4[h])or, a total of six <br /> (6)freestanding and attached signs are allowed. (Development Title Section 9-1710.4 [i]) <br /> All portions of any sign shall be set back a minimum of five (5) feet from any future right-of- <br /> way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> Screeninq <br /> All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section <br /> 1022.4[dl[21). <br />
