8. By clustering development of the "Project" to support efficient use of agricultural <br /> land. <br /> 9. By conducting or providing funding for techniques that increase production by <br /> identifying new processes, new techniques, or new crop potential on heretofore- <br /> limited agricultural production lands, i.e., converting grazing land to vineyards. <br /> 10. By conducting or funding programs that identify best agriculture management <br /> practices to increase efficiencies, such as land adjacent to wetlands, and <br /> potentially bring more agricultural land into production. <br /> 11. By conducting or funding Urban Limit line studies that provided for improvement <br /> of geometric shape and compactness of urban development that reduces <br /> pressure to prematurely convert agricultural lands. <br /> The applicant needs to propose mitigation measures to the Community Development <br /> before this item can be heard by the Planning Commission. <br /> Revised Tentative Map <br /> There is an existing agricultural building on Lot 16 that is not shown on the tentative <br /> map. A revised tentative map needs to be submitted (5 copies of the 18" x 26" and 2 <br /> copies of the 8 '/2" x 11") showing the location of the building. <br /> This project is tentatively scheduled to be heard by the Planning Commission on June <br /> 19, 2003. A decision must be made regarding agricultural mitigation and revised <br /> tentative maps must be submitted by May 30, 2003. The Community Development <br /> Department has reviewed the Major Subdivision application and responses from other <br /> agencies and if the above issues can be resolved, will be recommending that the <br /> Planning Commission approve the project subject to the following recommended <br /> Conditions of Approval: <br /> Major Subdivision Application No. PA-02462 was approved by the Planning <br /> Commission on . The effective date of approval is . This tentative map approval will <br /> expire on , which is three (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be complied with prior to approval of the Final Map. Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to <br /> this application.
