(C/O MONTE SEIBEL) <br /> (APN: 183-320-21, 22, 67 & 72) <br /> The project is a Major Subdivision application to subdivide four (4) parcels totaling 32- <br /> acres into sixteen (16) two-acre parcels. The project site has a General Plan <br /> designation of R/R (Rural Residential) and is zoned R-R (Rural Residential). The <br /> parcels are located on the northeast and southeast corner of Reid Road and Mondy <br /> Lane, and on the west side of Reid Road. 270 feet south of Mondy Lane, southeast of <br /> Linden in the rural community of Peters. <br /> Community Plan of Peters <br /> The rural community of Peters encompasses approximately 930 acres of rural <br /> residences and small agricultural parcels. Most of the community consists of parcels <br /> between 2 and 10 acres in size. The Community Plan states that Peters is expected to <br /> remain a strictly rural residential community. As a result, the proposed project is <br /> consistent with the Community Plan for Peters (General Plan Volume II, V-15). <br /> Loss of Agricultural Land <br /> According to the San Joaquin Important Farmland Map (Department of Conservation), <br /> the land proposed for development is classified as Farmland of Local Importance. The <br /> loss of thirty-two (32) acres of this land as a result of this project is considered a <br /> significant loss of agricultural land. By providing one of the following mitigation <br /> measures, this impact can be reduced to less than significant: <br /> 1. By providing water supply for agriculture. <br /> 2. By assisting agriculturalists in developing restoration and conservation projects. <br /> 3. By purchasing and combing smaller parcels to make agriculture more viable. <br /> 4. By conducting or funding flood plain restoration projects that benefit agriculture. <br /> 5. By developing or funding buffer zones between urban development and <br /> agricultural land. <br /> 6. By improving levees to protect agricultural land from flooding. <br /> 7. By conducting or funding erosion control projects that benefit agriculture. <br /> 1 <br />
