PA-1100122 OF MARK AND LYNETTE <br /> LUCCHESI (APN: 245-190-17) (ADDRESS: 16261 E. RIVER ROAD, RIPON) <br /> The applicant has submitted the above referenced Site Approval application for a small winery to <br /> be completed in two phases over four years (Use Type: Wineries and Wine Cellars - Winery, <br /> Small). Phase One to convert 1,200 square feet of an existing agricultural storage building into a <br /> small winery. Phase Two to construct a 3,600 square foot building to be used as the new location <br /> of the small winery. The 20-acre site has a General Plan designation of A/G (General <br /> Agriculture), and is zoned AG-40(General Agriculture, 40-acre minimum). <br /> The project site is located on the north side of River Road, 1,300 feet west of Murphy Road, <br /> northeast of Ripon. <br /> The Community Development Department has reviewed the project and has the following <br /> comments: <br /> Parking <br /> Development Title Table 9-1015.3(b) states that the parking space requirements for the winery <br /> use type is 2.5 spaces per 1,000 square feet of building. Therefore, at build out of the project, the <br /> total number of parking spaces required is nine (9), including one van accessible space. If the <br /> parking is to be phased along with the proposed building spaces, then Phase One will require <br /> three (3) parking spaces, including one van accessible space, and Phase Two will require six (6) <br /> additional parking spaces. <br /> Pursuant to Development Title Section 9-1015.5(b)(1), each parking stall shall be an <br /> unobstructed rectangle, minimum nine (9) feet wide and twenty (20) feet long, except for parallel <br /> stalls, which must be nine(9) feet wide by twenty-six(26) feet long. <br /> Signs <br /> If any signs are being proposed with this project, sign details shall be consistent with Chapter 9- <br /> 1710 of the Development Title and be included on the Site Plan. For development projects in <br /> Agricultural Zones, one freestanding sign per parcel shall be permitted for each street frontage of <br /> the parcel. All portions of any sign shall be set back a minimum of five (5) feet from any future <br /> right-of-way line, including any corner cut-off(snipe). <br /> 1 <br />
