(2) A minimum of nine (9) parking spaces shall be provided at build out, including one (1) <br /> van accessible space. If the parking is to be phased, then Phase One shall require <br /> three (3) parking spaces, including one van accessible space, and Phase Two shall <br /> require six (6) additional parking spaces. Accessible spaces shall be located as <br /> close as possible to the primary entrance(C.C.R., Title 24). (2.5 spaces are required <br /> for every 1,000 square feet of building area. (Development Title Section 9-1015.3) <br /> e. ACCESS: Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall <br /> driveways designated as fire department access be less than twenty (20) feet wide. <br /> (Development Title Section 9-1015.5[h][1]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5(g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. SCREENING: All storage materials and related activities, including storage areas for <br /> trash, shall be screened so as not to be visible from adjacent properties and public rights- <br /> of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings. (Development <br /> Title Section 9-1022.4[d][2]) <br /> h. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum of five(5) <br /> feet from any future right-of-way line, including any comer cut-off(snipe). (Development Title <br /> Section 9-1710.2[g]) <br /> i. BUILDING CODE REQUIREMENTS: The following California Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) Provide parking for the physically disabled. The space shall be located as close as <br /> possible to the primary entrance(C.C.R., Title 24). <br /> (2) Provide identification signs for the parking space including the "tow away" sign at <br /> each entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed '%inch per foot(C.C.R., Title 24). <br /> (4) Provide one van parking space. <br /> (5) Provide restrooms conforming with all disabled access requirements (C.C.R., Title <br /> 24) Uniform Plumbing Code, Table 4-1. <br /> j. FIRE PREVENTION REQUIREMENTS: The following Uniform Fire Code and San <br /> Joaquin County Ordinance Code requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Community Development <br /> Department for a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of <br /> Appendix B and C of the California Fire Code. <br /> 3 <br />
