1 <br /> ' INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of Site: Although'the owner has four Assessor's parcel numbers, the project <br /> consists of two existing parcels. The subject parcels are located at 22060, 22422, 22470, and <br /> 21750 E. River Road, Escalon, CA. The subject parcel numbers are 245-260-09, 245-260-11, <br /> ' 245-260-12, and 245-260-13. The project is an agricultural community and all the parcels are <br /> zoned AG-40. <br /> 1.2 Description of Proposed Development: It is proposed to create homesite parcels <br /> approximately 4.5 to 5.0 acres around the one existing house and another house currently under <br /> construction. In accordance with the San Joaquin County Development Title,this Surface and <br /> ' Subsurface Contamination Report(SSCR)is being submitted for approval. This report will <br /> investigate the property for visual or historical environmental contamination based on field <br /> observation, interviews with the owner, and County records. (This SSCR includes no chemical <br /> ' analysis). <br /> 1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and APN <br /> ' Page) <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ' 2.1 Discussion of Past, Present,and Proposed Future Uses: The primary source of information <br /> of the historic use of this property is testimony of the owner, George teVelde. The owner was <br /> interviewed in October, 2015. Mr. teVelde has owned the subject parcels for less than 10 years. l <br /> ' Presently the property is used primarily for aSri cultural purposes. The surrounding properties are <br /> also used for agricultural purposes. <br /> ' 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> ' 3.1 Methods Used to Research: Methods used to research these parcels were records researched at <br /> t the San Joaquin County Agriculture Commissioner's office on November 6,2015 (see appendix for <br /> results). An onsite survey was performed in November, 2015 by Joe Murphy of Dillon&Murphy. <br /> The owner was interviewed in October, 2015 by Joe Murphy. San Joaquin County Environmental <br /> ' Health Department's underground storage tank site mitigation database list did not yield any findings <br /> on the subject parcels a appendix). A search for U.S.T./L.U.S.T sites was done on the subject <br /> parcels and yielde0 > dings.
