PA-0700055 OF RICHARD <br /> AND CAROLINE HACKETT (C/O LUK AND ASSOCIATES) (APN: 109- <br /> 040-20, 21-, ADDRESS: 4100 WEST RIVIERA DRIVE, STOCKTON) <br /> This project is a Major Subdivision application to subdivide two existing lots totaling 2.27 <br /> acres into seven (7) residential lots. The lots vary in size from 10,000 square feet to <br /> 15,484 square feet. Ingress and egress to the subdivision will be by a private easement, <br /> which will be accessed from Riviera Drive or Fairway Drive. The subdivision will be <br /> served by public sewer, public water, and public storm drainage. The General Plan <br /> designation is Low Density Residential (R/L) and the zoning is Low Density Residential <br /> (R-L). <br /> This project is located on the terminus of the intersection of Riviera Drive and Fairway <br /> Drive west of Stockton. <br /> The Community Development Department has reviewed the Major Subdivision <br /> application and offers the following comments: <br /> Existing Structures <br /> The proposed parcels 3, 4 and 5 of the tentative map show an existing 4,300 square foot <br /> single family residence, with parcel 5 showing a 1,350 square foot wood deck and boat <br /> dock. It appears the existing house crosses over the proposed new lot lines. A <br /> demolition permit for the existing house must be finaled prior to approval of the Final <br /> Map. <br /> Lot Size <br /> Development Title Section 9-310.3(a) states that, unless otherwise specified, the <br /> minimum lot size within residential zones will be 5,000 square feet. The tentative map <br /> indicates seven (7) residential lots that range in size from 10,000 square feet to 15,484 <br /> square feet for a total 83,111 square feet. The General Plan density range for R/L is 2-6 <br /> dwelling units per gross acre. It appears the proposed project falls within this range. <br /> I <br />
