Lot Width <br /> Development Title Section 9-310.3 states that, unless otherwise specified, lots within the <br /> residential zones cannot have a width less than fifty (50) feet for interior lots and sixty <br /> (60) feet for corner lots. The tentative map indicates seven (7) residential lots that range <br /> in width from fifty-four (54) feet to approximately 100 feet. The average lot width is <br /> eighty-two (82) feet. Lot seven (7) as shown on the tentative map is identified as a <br /> corner lot and has a minimum lot width of sixty-five (65) feet. Therefore, the tentative <br /> map meets this ordinance requirement. <br /> Levees <br /> Development Title Section 9-1605.18 states that no fence or structure shall be erected <br /> within ten (10) feet of the landside or waterside levee toe or within twenty-five (25) feet <br /> of the top of either bank of any natural or manmade stream without obtaining the <br /> approval of the Department of Public Works. The proposed Parcels 1,2,3,4 and 5 as <br /> shown on the Tentative Map are located along the levee for the Stockton Deep Water <br /> Channel and shall be required to meet the requirements regarding setbacks for <br /> development near levees. <br /> Access <br /> The applicant proposes a private gated easement to serve six (6) residential lots as <br /> shown on the Tentative Map. Development Title Section 9-1150.15(d) states that a <br /> maximum of six (6) lots may be served by a private right-of-way and the private right-of- <br /> way shall be improved to San Joaquin County Improvement Standards for public roads. <br /> The lot designated as Lot Seven (7) shown on the Tentative Map will be accessed from <br /> West Riviera Drive or Fairway Drive. <br /> General Plan Roadway Policy <br /> General Plan Roadway Policy #6 (Vol. 1 pg. IV-140) states parcels to be developed in <br /> communities shown on the General Plan Map shall have frontage on roads built to <br /> County standards. Riviera Dr. and Fairway Dr. have an existing right-of-way width of 50 <br /> feet, and a planned right-of-way width of 50 feet. Therefore, this proposal meets the <br /> General Plan Roadway policy requirement. <br /> Gates <br /> The applicant has indicated the proposed project will be a gated community. <br /> Development Title Section 9-1022.2(f) states any gate, other than gates for pedestrian <br /> use only, shall be setback or recessed a minimum of ten (10) feet from the property line <br /> unless there are at least sixteen (16) feet between the property line and the edge of the <br /> traveled roadway, in which case the setback requirement is waived. The applicant <br /> proposes a 20 foot setback for the gate as shown on the Tentative Map. Thus the <br /> proposed project meets this requirement. <br />
