Chandler Martin -3- <br /> COMMENTS ON DEVELOPMENTS <br /> PA-07-055 (SU) <br /> 11. If a gated entrance is to be installed, it shall be located back from Riviera Drive to provide sufficient <br /> length to allow vehicles to queue without blocking Riviera Drive. <br /> 12. This subdivision is approved for recording as a single unit; phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> 13. A terminal drainage system shall be provided to meet the requirements of the County to provide <br /> adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall be provided and <br /> demonstrate that all property, both downstream and upstream of the discharge, will not be subject to a <br /> higher flood level as a result of the proposed drainage. (Development Title Section 9-1135.2) <br /> 14. The project shall be served by a public water system conforming to the requirements of the San <br /> Joaquin County Public Health Services Environmental Services Division and the Department of Public <br /> Works. The system shall provide adequate domestic and fire water supply in conformance to the <br /> requirements of the County Fire Warden and the local Fire District. Service shall be provided by <br /> California Water Service Company. (Development Title Section 9-1120.2) <br /> 15. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health Services Environmental <br /> Services Division and the Department of Public Works. A Feasibility Study acceptable to the <br /> Department of Public Works and San Joaquin County Public Health Services Environmental Services <br /> Division is required prior to the approval of the improvement plans of any work within the site. <br /> Service shall be provided by Pacific Gardens Sanitary District. (Development Title Section 9-1105.2) <br /> 16. Street lighting shall be provided for the subdivision and at the intersection of the private road and <br /> Riviera Drive. (Development Title Section 9-1150.11) <br /> 17. Offer of Dedication of ground water rights on the Final Map is required. <br /> 18. This development is subject to reapportionment under the San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project). An application requesting the <br /> reapportionment of the unpaid portion of the assessment, along with payment of the reapportionment <br /> fee, shall be provided prior to approval of the Final Map. <br /> 19. The developer shall prepare and record an agreement for notice to future owners for maintenance of <br /> the private road by the owners and shall be noticed by a statement on Final Map. (Civil Code 845 [b]). <br /> 20. Dischargers whose projects disturb 1 or more acres of soil or whose projects disturb less than 1 acre <br /> but are part of a larger common plan of development that in total disturbs 1 or more acres, are required <br /> to obtain coverage under the General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(Construction General Permit, 99-08-I)WO). Construction activity subject to <br /> this permit includes clearing, grading and disturbances to the ground such as stockpiling, or <br /> excavation, but does not include regular maintenance activities performed to restore the original line, <br /> grade, or capacity of the facility. <br />
