As proposed it does not meet the condition of Item #7 which <br /> states: "None of said lots shall be subdivided into building lots having less than 11,000 <br /> square feet of area of width of less than 80 feet, nor shall any building be erected on any <br /> lot having and area of less than 10,000 square feet or frontage of less than 80 feet." <br /> Item #13 of the CC&R's permits any Riviera Cliffs property owner or owners to bring <br /> action against the violator. <br /> As proposed, the subdivision would create a high density area within an otherwise low <br /> density Subdivision that would further stress the fragile, inadequate and outdated sewer <br /> water system, and the storm drain infrastructure. The entire infrastructure would have to <br /> be updated and the cost borne by the new home owners. The 100 hundred or so trips <br /> generated by the new homes in such a blind spot on Riviera Drive would be an accident <br /> waiting to happen especially during fog conditions.
