EI Dorado Street, Stockton, CA 95202, <br /> (209) 937-8266 <br /> Subject: City Community Development Department Response to San Joaquin <br /> County Referral — PA-0700055 (SU) (Pre-application) <br /> Project Description: A Major Subdivision pre-application to subdivide two parcels totaling <br /> 2.27 acres into ten residential lots. <br /> Stockton General Plan Designation: Low/Medium Density Residential <br /> Recommendation: The Planning Division has reviewed the referral for the Major <br /> Subdivision pre-application (PA-0700055; SU) to subdivide two parcels containing 2.27 <br /> acres into ten residential lots, for property located at the terminus of the intersection of <br /> Fairway Drive and Riviera Drive in west Stockton, and recommends that the project be <br /> denied, based on the fact that the proposed subdivision significantly increases the density <br /> of development in the existing Riviera Cliffs neighborhood. The proposal to create <br /> significantly smaller and narrower lots than those currently existing in the surrounding <br /> neighborhood is inconsistent with applicable General Plan goals and policies regarding the <br /> maintenance of existing residential neighborhoods.
