CITY OF STOCKTON <br /> THE PROPOSED SUBDIVISION WOULD BE REFERRED TO THE CITY OF <br /> STOCKTON FOR THEIR COMMENTS. <br /> IF THE PROPERTY WAS IN THE CITY, THE CITY WOULD NOT APPROVE ALL <br /> THOSE LOTS ON A PRIVATE EASEMENT. THEY REQUIRE THAT ALL LOTS HAVE <br /> FRONTAGE ON A PUBLIC STREET. THAT WOULD REQUIRE THE <br /> CONSTRUCTION OF A PUBLIC CUL DE SAC. OUR SEWAGE IS COLLECTED BY <br /> THE COUNTY AS A PART OF THE PACIFIC GARDENS SEWER DISTRICT. THE <br /> SEWAGE ULTIMATELY IS CONNECTED TO THE CITY OF STOCKTON FOR <br /> TREATMENT. THE CITY MUST APPROVE ALL ADDITIONAL SEWER <br /> CONNECTIONS. THAT WOULD BE FIVE ADDITIONAL SEWER CONNECTIONS. <br /> THE PLAN <br /> NOTE THAT A SIGNIFICANT PORTION OF THE LOTS ON THE STOCKTON DEEP <br /> WATER CHANNEL ARE IN THE CHANNEL OR SLOPE OF THE CHANNEL AND NOT <br /> BUILDABLE AREA. CHARGIN PLACE SHOULD BE BUILT TO COUNTY <br /> STANDARDS FOR WIDTH AND STRUCTURE_ THIS WOULD ALLOW SOME <br /> PARKING. OTHER PRIVATE STREETS HAVE BEEN PROPOSED AND BUILT IN <br /> THE COUNTY AND THE COUNTY HAS REQUIRED THAT THEY BE BUILT TO <br /> COUNTY STANDARDS. OTHERWISE LATER THE OWNERS WILL PETITION THE <br /> BOARD OF SUPERVISORS TO ACCEPT A SUBSTANDARD ROAD. A 20 FOOT <br /> FRONT YARD SETBACK SHOULD BE REQUIRED FROM THE STREET. THEN THE <br /> LOTS BUILD ABLE AREA BEING REDUCED BY ROAD, SETBACK AND RIVER <br /> WOULD BE VERY SMALL. LOTS 6 AND TS BUILD ABLE AREA WOULD BE <br /> REDUCED BY FRONT AND REAR 20 FOOT SETBACKS AND WOULD BE ALMOST <br /> UNBUILD ABLE. THE PROPOSED STREET HEADS RIGHT TO THE CORNER OF <br /> THE HOUSE ON THE LOT TO THE WEST. THE STREET WOULD BE BETTER <br /> LOCATED TO THE NORTHEAST AND ELIMINATE UNBUILD ABLE LOTS 6 AND 7. <br /> THIS WOULD ADD MORE DEPTH TO THE LOTS ON THE RIVER AND MAKE THEM <br /> MORE BUILD ABLE. WITH THE STREET IN THE NEW LOCATION, DRIVERS <br /> EXITING TO THE PUBLIC STREET WILL BE ABLE TO SEE DIRECTLY DOWN <br /> RIVIERA AND FAIRWAY DRIVES TO SEE ONCOMING VEHICLES. THIS WOULD <br /> INCREASE SAFETY. DECREASE THE 5 LOTS ON THE RIVER TO 4 LOTS <br /> APPROXIMATELY 80 FEET IN WIDTH. THIS WOULD BE A BUILD ABLE WIDTH OF <br /> 70 FEET. ANYONE BUYING A LOT ON THE RIVER WOULD WANT AT LEAST THIS. <br /> INFRASTRUCTURE <br /> THE RIVIERA CLIFFS SUBDIVISION WAS CONSTRUCTED IN 1952 WITH 110 <br /> LARGE LOTS AND SEWER AND WATER WAS PROVIDED FOR THAT NUMBER OF <br /> LOTS AND NOT ANY MORE. <br /> WATER <br /> DOMESTIC WATER IS PROVIDED BY CALIFORNIA WATER SERVICE COMPANY. <br /> A SINGLE 6 INCH DIAMETER WATER LINE SERVES THE SUBDIVISION FROM <br /> RAINIER AVENUE, ALONG THE LEVEE ROAD. THIS LINE SHOULD BE 12 INCH <br /> DIAMETER. THERE IS NO LOOP TO PROVIDE WATER IN THE EVENT THAT <br /> SOMETHING SHOULD HAPPEN TO THE LEVEE ROAD WATER LINE. THERE IS A <br />
