cess RIVIERA
STOCK TDN CA 95204
11/05/2007
SAN JOAQUIN COUNTY Application No. PA-0700055 (SQ)
COMMUNITY DEVELOPMENT DEPARTMENT
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
Attn: Kevin Swanson
As a Planner, Architect, and residence of 4168 Riviera Drive since 1954 we believe
the application of Richard and Carolyn Hackett to subdivide two lots located at
4108 and 4100 Riviera Drive, APN109-040-20 and 21 into 7 lot major subdivision
is poor planning and will-be---destructive towards our environment. The reasons this
project should not be approved are:
(1) Environmental impact report must be required. This is too serious of a project to
ignore present sewage design, water capacity, etc.
(2) Traffic circulation. Present access is now very limited through River Road.
(3) Density - creates fire hazards - recent experience in Southern Cal already
has shown where developers created dense housing had created a nightmare.
(4) Fire Fighting - You cannot drive a fire truck into this limited CHARGIN PLACE.
WE trust the Planning Commision shall reject this project.
Respectively submitted,
Warren C.T. Wong, A.I.A. Architect
