which may be located on the Premises. Tenant shall be responsible for the maintenance, <br /> repair and/or replacement of any well pumps, including any motor(s) and/or other <br /> equipment associated with such well pumps. which may be located on the Premises. <br /> P_ RSONAL PROPERTY TAXES <br /> 5. Tenant shall pay prior to delinquency all taxes assessed against and levied upon <br /> equipment and other tangible personal property of Tenant or used by Tenant that are <br /> located in. on, or about the Premises, and when possible, Tenant shall cause said <br /> equipment and other personal property to be assessed and billed separately from the real <br /> property of Landlord. In the event any or all of the equipment and other personal property <br /> belonging to Tenant or used by Tenant are assessed and taxed with Landlord's real <br /> property, the Tenant shall pay to Landlord its share of such taxes within ten (10) days <br /> after delivery to Tenant by Landlord of a statement in writing, setting forth the amount of <br /> such taxes applicable to the Tenant's property. <br /> REAL PROPERTY TAXES <br /> 6. Landlord shall be responsible for the payment of all real property taxes and <br /> assessments (general or special) levied against the Premises. <br /> CONDITION OF LEASED PREMISES <br /> 7. By entry hereunder, Tenant shall be deemed to have accepted the Premises as <br /> being in good, sanitary order, condition and repair, save and except for any latent defects <br /> not disclosed to Tenant by Landlord. The foregoing representation shall not in any way be <br /> construed in limiting or otherwise modifying the obligations of the parties concerning the <br /> condition of irrigation and drainage equipment and well(s) located on the Premises as set <br /> forth in Section 4 above. <br /> UTILITIES <br /> 8. Tenant shall be responsible for the payment of any utility services provided and <br /> furnished to the Premises. <br />
