Operations <br /> The stable will be open seven (7) days a week: 8:00 a.m. to 5:00 p.m. The applicant states the <br /> facility will have four (4) employees and one (1) delivery per shift; the applicant did not provide <br /> information regarding the number of anticipated customers per day. The applicant must provide <br /> updated information regarding operations, including the number of customers anticipated on site <br /> daily. <br /> Parking & Surfacing <br /> The site plan depicts two (2) driveways accessing the site; the eastern driveway is depicted as <br /> being paved with asphalt, and the western driveway is depicted as being graveled. No dimensions <br /> are depicted for either driveway. Pursuant to Development Title Section 9-1015.5(h)(1), access <br /> driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen <br /> (16)feet for one-way aisles. Additionally, the California Fire Code requires access driveways used <br /> for fire access to be a minimum of twenty (20) feet in width. The required driveway width must be <br /> depicted on a revised site plan. <br /> The site plan does not depict parking spaces for vehicles. Pursuant to Development Title Section <br /> 9-1015.3(b), 0.67 parking spaces are required per 1,000 square feet of building and 0.67 parking <br /> spaces are required per employee for the Stables - Commercial use type. As a result, a total of <br /> forty-two (42) parking spaces are required for this application. Additionally, pursuant to <br /> Development Title Section 9-1015.5(b)(1), each parking space shall be an unobstructed rectangle <br /> a minimum of nine (9) feet wide and twenty (20) feet long, and pursuant to Development Title <br /> Section 9-1015.5(e), all parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with asphalt concrete or portland cement concrete to provide a durable <br /> dust free surface. <br /> However, Development Title Section 9-1015.9 states that requirements of the Chapter may be <br /> modified by the Director in cases in which, due to the unusual nature of the establishment <br /> proposed or the development proposal submitted for it, the requirements set forth in the <br /> Development Title may be considered insufficient or excessive. The applicant must submit a <br /> revised site plan depicting the required number of parking spaces of the required size and required <br /> surfacing, or provide a modification request for review. <br /> Signs <br /> The site plan depicts an existing ten (10) foot tall sign, however no further details are provided <br /> regarding size or setbacks of the sign. Pursuant to Development Title Section 9-1710.4(h), one (1) <br /> free standing sign is permitted for each street frontage of each parcel, and signs must be placed a <br /> minimum of seventy-five (75) feet apart. Signs must meet the following standards: <br /> Pole signs. Up to twenty-five (25) feet in height and may not exceed fifty (50) square feet per sign <br /> face <br /> Monument signs: Up to six (6) feet in height and may not exceed sixty (60) square feet per sign <br /> face for monument signs. <br /> The applicant must submit details regarding the existing sign for review. <br /> PA-1900129 Development Committee Memo 2 <br />
