August 15,2003 <br /> Job Number: LG03-221 <br /> Page 2 <br /> _ 2.0 PROPOSED DEVELOPMENT <br /> _ The approved use for the site is for a small winery to be located within existing structures on the <br /> property. 1906 square feet of space will be used for fermentation and barrel storage and 334 <br /> square feet of space will be used for case and bottled wine storage. A small winery is defined as <br /> having a maximum production limit of 200 tons of grapes or 36,000 gallons of wine per year by <br /> San Joaquin County planning department. <br /> The normal occupancy is expected to be 2 employees and up to 5 customers per day. There are <br /> no marketing events associated with the winery. The winery and tasting room hours will be <br /> limited to Friday, Saturday, and Sunday from 11:00 AM to 5:00 PM. <br /> Two water wells and two septic systems are located on the parcel (see Plate 1 for locations). <br /> Other details regarding the winery can be found on the site plan prepared by Mike Smith <br /> Engineering of Lodi, California. <br /> 3.0 PRESENT AND PAST USE OF THE SITE <br /> An interview with Madelyn Ripken was conducted to ascertain the site history. The Ripken <br /> Family has owned the property since 1982 when he bought it from Jerry Perrin. The land has <br /> been used for wine vineyards, Cabernet Sauvignon varietal. Presently a Pino Grigio varietal is <br /> planted. The property has always been used for agriculture. <br /> The winery building was a former labor camp building which housed 20 workers. The north <br /> septic system is connected to a floor drain in the winery. The south septic system is connected to <br /> a shower and a toilet. Two water wells are located on the property. One well is dedicated to <br /> vineyard irrigation, the other is for domestic water(Plate 1). <br /> The San Joaquin Community Development office indicates the site is reported to be a General <br /> Agriculture Zone established to preserve agricultural lands for the continuation of commercial <br /> _ agricultural enterprises.
