Dear Community Development Department,
We received Application # PA-1300186 in the mail, a site approval application to build a wineryjust
down the street from our house. We are in opposition of this proposal.
In the last 5 years we have acquired multiple home site properties at the end of East Schmiedt Rd, of
which all are a few hundred feet to the proposed winery:
1. Future Family Home Site (APN: 051-110-56)
2. Future Family Home Site (APN: 051-110-58)
3. 9585 Schmiedt Rd. Lodi, CA 95240 (APN: 051-110-61) (Wife and I live here)
4. 9443 Schmiedt Rd. Lodi,CA 95240 (APN: 051-110-54) (Daughters family lives here)
5. 9427 Schmiedt Rd. Acampo, CA 95220 Future Family Home Site (APN: 051-110-31)
We bought these properties so that we and our family members could have a nice quiet country
environment to live and raise children and grandchildren. Currently, in the day or evening you could
hear a pin drop, it's that quiet. With a full blown winery that close, the noise would be awful;
compressors, generators running 24/7, not to mention other loud equipment and large vehicles.
When we moved to the country we expected farm equipment (farmers farming),tractors now and then,
etc. as we know farmers have the right to farm. If a winery would have been that close to us we would
have never spent the millions to purchase these properties. Also, if approved, I believe our property
values will plummet, even in a good economy.
In addition, when you turn East on Schmiedt Rd. off Bruella, the road becomes very narrow. There is not
enough room on this road for tractor trailer trucks and private vehicles, such as ours and our neighbors.
Someone will have to move to the shoulder of the road and I'm sure it won't be the big trucks. This
creates a very unsafe environment as the shoulder on the south side of the street drops about 1 to 2
feet.
The winery is proposing 12 events per year. If there were 40 to 50+vehicles attending, which I'm sure
there will be, cars will be parked down the narrow road (mentioned above)going toward Bruella Rd. In
this scenario, this would leave a single narrow lane for current two way traffic. This creates another
unsafe environment for cars traveling to and from their houses, cars traveling to and from the winery,
as well as pedestrians that would be walking to and from the winery.
We strongly urge you not to approve Application# PA-1300186. Please help us preserve the quality of
life that we and our neighbors currently enjoy and please take in consideration the public safety issues
mentioned above.
Thank you very much,
Sincerely,
Steve & Debbie Combs
stevecombspti@hotmail.com
209-369-5111
ps.
