Schulte Road, 5,280 feet east of Hansen Road,Tracy. (Supervisorial District 5) <br /> PROPERTY OWNER: Nutting Rice Tracy,LLC APPLICANT: Net Development Co. <br /> ADDRESS: 14900 W. Schulte Road,Tracy APM 209-240-34 and 209-240-35 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood Hazard Area. <br /> Schulte Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 115 feet per the <br /> City of Tracy. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for all work within road right-of-way, (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to fences,walls, <br /> private light standards,rocks, landscaping and cobbles are not allowed in the right-of-way.)(Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Prior to issuance of the occupancy permit,the east driveway approach shall be improved in accordance with <br /> the requirements of San Joaquin County Improvement Standards R-13 [including return radii to <br /> accommodate truck-trailer movements].
