A City of Tracy issued encroachment permit shall be required for all work within the Schulte Road right-of- <br /> way within the City limits(east of the west driveway). <br /> 5. The frontage improvements for Schulte Road shall be constructed in conformance with the standards for a <br /> sixty-foot(60')wide right-of-way Rural Collector road except as noted below. The improvements shall be in <br /> conformance with the current Improvement Standards of the County of San Joaquin. Improvement plans, <br /> specifications and engineer's estimate prepared by a registered civil engineer shall be submitted for review <br /> and are subject to plan check,field inspection fees and must be approved and accepted by the County of San <br /> Joaquin Department of Public Works prior to issuance of the certificate of occupancy. The traffic index shall <br /> be per County Improvement Standards section 2-3.04. <br /> a) West bound Schulte Road to include a dedicated left turn lane and bay taper terminating at the <br /> east driveway. <br /> b) East bound Schulte Road to include a dedicated right turn lane across the project frontage <br /> terminating at the east driveway. <br /> c) West bound Schulte Road to include a dedicated left turn lane across the project frontage <br /> terminating at the west driveway. <br /> d) Five foot paved shoulders are required in both directions along all widened sections. <br /> e) Utility poles shall be relocated or installed underground as necessitated by the road widening. <br /> 6. The frontage improvements for Schulte Road shall be constructed in conformance with City of Tracy <br /> standards as detailed below. The improvements shall be in conformance with the current Improvement <br /> Standards of the City of Tracy. The improvement plans and specifications are subject to plan check by the <br /> City of Tracy. The improvements must be completed and accepted prior to issuance of the certificate of <br /> occupancy. Written verification of the acceptance including a copy of the approved encroachment permit <br /> from the City of Tracy shall be provided to the San Joaquin County Department of Public Works. <br /> a) East bound Schulte Road to include a dedicated right tum lane terminating at the west <br /> driveway. <br /> b) West bound Schulte Road to include an acceleration lane for west bound vehicles exiting the <br /> west driveway. <br /> c) Five foot paved shoulders are required in both directions along all widened sections. <br /> d) Utility poles shall be relocated or installed underground as necessitated by the road widening. <br /> 7. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable at the <br /> time of building permit application. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-00-433) <br /> 8. The Regional Transportation Impact Fee shall be required for this application. The fee is due and payable at <br /> the time of building permit application. The fee will be based on the current schedule at the time of payment. <br /> (Resolution R-06-38) <br /> 9. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 10. The developer shall provide drainage facilities in accordance with the San Joaquin County Development <br /> Standards. Retention basins shall be fenced with six(6)foot high chain link fence or equal when the <br /> maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated and <br /> submitted along with a drainage plan for review and approval,prior to release of building permit.For <br /> proposed retention basins located on a separate parcel,the owner must have a recorded drainage easement <br />
