PA 1600074 (SA) <br /> Dear Mr. Chetley: <br /> This letter is a follow up to our meeting (i.e. on 11118116) concerning the proposed Development <br /> project on Schulte Road west of Lammers Road in the San Joaquin County, referenced above. <br /> This letter expands upon the City's previous comments submitted on August 3, 2016. The <br /> proposed project is within the City of Tracy's sphere of influence and adjacent to the Cordes Ranch <br /> Development area. Due to the location of the project, the project impacts the City's traffic <br /> circulation pattern on this important expressway. Also, with current and future developments along <br /> Schulte Road, properties adjacent to and around the proposed project are being considered for <br /> annexation into the City. Therefore, City staff is asking that San Joaquin County staff incorporate <br /> the City's comments as development conditions for the proposed project. <br /> Elaboration of Comment No.2 submitted on August 3, 2016 <br /> Schulte Road is designated as an expressway in Tracy's roadway master plan and ultimately <br /> planned to be widened to a four lane expressway. Trucks entering and exiting the facility, higher <br /> speed vehicular traffic, driveway spacing, and foggy conditions etc., will impact traffic along this <br /> segment. To ensure safety and in order to maintain the expressway conditions along this corridor <br /> for current and future conditions, the City is asking that the County require the developer to provide <br /> frontage improvements that includes left and right turning lanes into these driveways that <br /> separates the high speed through traffic from the slow moving turning traffic. City Design Standard <br /> Section 3.01 references and requires the use of the California Highway Design Manual for design <br /> of these facilities. The attached drawing depicts the City's interpretation of the proper conceptual <br /> design (in accordance with the California High Design Manual) of the auxiliary lanes that should be <br /> required of this development. It should be noted that the City required similar improvements from <br /> the Cordes Ranch Specific Plan developer Prologis. <br /> Think Inside the Triangle" <br />
