The County should require the developer of this project to conform to City <br /> landscape and architectural standards contained in the Cordes Ranch Specific Plan. Obviously, <br /> the development community has successfully implemented these standards on several large <br /> warehouses in the immediate vicinity, and this project should be held to those same standards in <br /> order to better further the City's General Plan policies related to urban development. The standards <br /> can be found on the City's website here htto://www.ci.tracy.ca.us/?navid=595 and include <br /> techniques such as utilizing a broader mix of building materials, highlighting entry points to the <br /> building, movement both horizontally and vertically to avoid large expanses without architectural <br /> relief, and copious landscaping including berming and walls to screen truck dock doors. <br /> Additionally, the screening of roof-mounted equipment from view from the public right-of-way <br /> should be required of this developer. Typically, that is achieved by raising the parapet height <br /> considerably, as modem HVAC and other typically roof-mounted equipment can extend above the <br /> roofline by 6 to 8 feet or more.
