Section 1 Project and Site Background <br /> Introduction <br /> WJM Consulting& Engineering(WJM)and Shoreline Engineering were retained by Kier&Wright and the <br /> property owner, LBA Realty(LBA),to conduct soils suitability and nitrate loading studies for the <br /> proposed warehousing development located Tracy,California, in accordance with the requirements of <br /> the San Joaquin County Environmental Health Department(SJCEHD). This report is the first of two(2) <br /> reports and addresses nitrate loading. The soil suitability study will follow. <br /> Proposed Development <br /> The development proposed at the site includes approximately 490,000 square feet of additional <br /> warehousing space located on 23.47 acres currently undeveloped. The facility and parking provides for <br /> a maximum of 490 employees, and numerous trucks used to deliver and pick-up product. Areas on the <br /> site will be reserved for a domestic well,fire well,and appurtenances for each;storm runoff detention; <br /> and approximately 77,000 square feet of landscaping(see Exhibit A). The project is "low water use," as <br /> no process water will be used. Water use will solely be for employee consumption,sanitation and fire <br /> protection. <br /> Site Description <br /> The project is located at 14900 West Schulte Road,Tracy, California, parcel number APN 209-24-034. <br /> The parcel is 46.42 acres and is partially developed. Ground elevations range from approximately 175' <br /> (southwest)to approximately 125' (northeast),sloping to the north at roughly 1.6%. The site currently <br /> includes a 299,000 square foot building located on the southern 22.95 acres of the parcel. The existing <br /> building water use consists of two bathrooms (male/female)for 5-10 employees. The water and sewer <br /> services to the new building will be independent of the existing structure. The County zoning for the <br /> parcel is industrial (industrial warehousing with no cafeteria). The northern 23.47 acres of the parcel is <br /> currently undeveloped, nor is it being used for other purposes(i.e.farming). <br /> Groundwater <br /> According to the State Department of Water Resources groundwater data base,the groundwater <br /> surface elevation is approximately 60' MSL,which would place the water table at approximately 65' <br /> below the proposed leach field area. ' However,the project has constructed two(2)wells at site <br /> (December,2017), and found a static groundwater elevation of approximately-10' MSL(160' below <br /> ground elevation). Numerous soil borings to 50' below ground surface conducted at the site in 2016 <br /> found no indication of groundwater.
