Potential Groundwater Contamination
Extensive water quality tests were conducted for the City of Tracy well(2,500 Lf. northwest of the
project site). A multi-completion monitoring well was constructed to collect water quality samples at
various depths. General mineral, physical, and inorganics were tested, indicating no results exceeded
primary drinking water standards. TDS and some salts did exceed secondary standards. No organic
contaminants were tested. Nitrate(NO3) ranged from 16.3 mg/I (upper zone at 370')to 4.5 mg/I
(lowest zone at 550').
Water data was also collected from the well located at the project site (see below). Test results show
several secondary drinking water standards exceed MCL's (TDS,chloride, sulfate, iron), and one primary
drinking water standard (hexavalent chromium). Nitrate data collected from January, 2010 through
November, 2016,show that nitrate is present, ranging from approximately 5 mg/1-N to 8.5 mg/1-N.
However, data shows no clear trend in nitrate concentrations,so nitrate concentrations appears stable
at this time.
Currently there are no existing septic disposal systems within the development area of the proposed
parcel. An aerial survey extending one(1)square mile from the proposed septic system location found
one (1)on-site disposal system belonging to the Owens-Corning facility located east of the proposed
development. Extending the survey beyond the square mile indicates that areas to the west, north, and
east have,or area expected to have, public sewage collection systems,as they are within the City of
Tracy planning boundaries.
The proposed Septic System is proposed to be located at the northeast corner of the proposed parcel,
directly adjacent to West Schulte Road. New developments in the area north of West Schulte Road will
have public sewage collection systems, according to City of Tracy planning documents.
Expected On-Site Maximum Septic Tank Usage
Maximum expected septic usage on the Site would be from the proposed warehousing project.
Calculations for maximum septic loading is from bathrooms and an employee breakroom for serving the
projected maximum number of employees for the facility. No other wastewater sources are proposed.
On-Site Wells
A small domestic well is used for drinking water for the existing warehouse(SJCEHD identified as Schulte
Road Warehouse Water System, 15000 W.Schulte Road,APN 209-24-025). z The well driller's report
indicates the well was constructed in 1990, is 400' deep with perforations between 300' and 400' below
grade, and a 10"casing.
The proposed project has constructed a small 8"well for potable water use. Additional non-potable
irrigation water may be available and used from Bethany Byron Irrigation District. Projected potable
Z Actual parcel address is 14700 W.Schulte Road,Tracy,California(APN 209-240-034).
21 Page
