CONDITIONS OF APPROVAL <br /> SA-93-28 <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Seventeen parking spaces are required, including one space for the physically <br /> handicapped. (Development Tale Section 9-1015.9) <br /> b. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1020.9[d] or Section 9-1022.4[e][31) <br /> C. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust-free surface. (Development Title Section 9-1015) <br /> d. Landscaping shall comply with the requirements of Sections 9-1020.9(a) and 9-1020.6 of <br /> the Development Title. Landscaping shall be in place within 60 days after the fire <br /> department begins using the facility. <br /> e. Outdoor storage areas shall be screened as required by Section 9-1020.9(c) or Section <br /> 9-1022.4(e)(2) of the Development Title. Outdoor storage areas shall be surfaced to limit <br /> dust. <br /> f. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted except onto public thoroughfares, provided, however, <br /> that such light shall not cause a hazard to motorists. <br /> 9. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Development Title Section 9-884) <br /> h. The following Uniform Building Code wed� Joaquin ��o Ordinance <br /> before submittal to <br /> uirements <br /> will be applicable and shall be incorpor <br /> the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an R-3 Residential Occupancy <br /> to a B-2 Fire Station Occupancy (U.B.C. Section 502).
